Costs, Explained
Starting a career in real estate comes with a few standard professional expenses that many new agents don’t realize at first. In most markets, agents are required to join their local Realtor® association in order to gain access to the Multiple Listing Service (MLS). Membership typically includes participation in the local board, the Wisconsin Realtors® Association (WRA), and the National Association of Realtors® (NAR), which provide access to the tools, data, and professional standards that support the industry. While these memberships involve annual dues, they also provide the resources agents rely on every day to serve their clients effectively.
BOARD DUES
NAR, WRA & Local
This is the one people almost never realize.
Most brokerages require agents to join their local Realtor® association in order to gain access to the MLS. This membership also includes participation in the Wisconsin Realtors® Association (WRA) and the National Association of Realtors® (NAR).
These memberships provide access to professional standards, legal resources, and the industry tools agents use every day.
MLS ACCESS
Multiple Listing Service
The Multiple Listing Service (MLS) is the database agents use to search properties, list homes, and access market data.
MLS access typically requires membership through the local Realtor board and involves its own set of dues or service fees.
LICENSE RENEWAL & CONTINUING EDUCATION
Every Even Year
Wisconsin real estate licenses must be renewed every even-numbered year, and agents are required to complete continuing education courses during each cycle. For example, 2026 is the next renewal year, when agents must complete their required coursework to maintain an active license.

Thinking About Becoming A
Real Estate Agent?
Starting a career in real estate begins with obtaining your real estate license. While the process is straightforward, many new agents aren’t sure where to start. Below is a simple overview of the steps required to become licensed in Wisconsin and begin your career in real estate.
01
Pre-Licensing Education
Before taking the Wisconsin real estate exam, aspiring agents must complete state-approved pre-licensing coursework.
These courses cover real estate law, contracts, ethics, and the fundamentals of the profession.
Through Homestead, aspiring agents can access discounted pre-licensing courses through approved education providers.
02
Pass the Licensing Exam
After completing your coursework, you’ll take the Wisconsin real estate licensing exam. Once you pass the exam, you’ll be eligible to activate your license with a brokerage.
04
Launch Your Career
With the right support and training, you’ll begin building your client base, developing your skills, and growing your real estate career.
